Rental Application Criteria
Before You Apply
- Do not apply unless you have attended a showing and viewed the apartment.
- Each occupant 18 or older must complete a separate application.
- $65 non-refundable application fee per applicant.
General Qualifications
- Income: Household net (take-home) income must be at least 2.5x rent, or applicant must have valid housing assistance.
- Net income = your gross pay after taxes and deductions (the actual amount deposited into your bank account).
- We use net income to calculate the 2.5x rent ratio. Gross income alone does not meet this requirement.
- Income may be verified via payroll link, bank link, or uploaded documents.
- Self-employed applicants must provide at least 6 months of bank history.
- Credit:
- Each property has a posted minimum credit score.
- We use the **TransUnion Resident Score** obtained through our screening system (Findigs).
- This score may differ from what you see on consumer websites such as Credit Karma, Experian, or TransUnion’s customer portal.
- For consistency and Fair Housing compliance, we only consider the score generated through our screening system. We cannot accept outside credit reports or scores submitted by applicants.
- Evictions: Eviction judgments reported on record (typically up to 7 years) will result in denial. (We comply with the Cook County Just Housing Amendment, which requires individualized review in certain cases.)
- Criminal History: We review criminal history in accordance with the Cook County Just Housing Amendment. Recent felony convictions may result in denial.
- Co-Signers: Co-signers may be considered. Co-signers must earn at least 3.5x the rent and have a minimum credit score of 615.
Required Documentation
- Valid government-issued photo ID.
- Proof of income (payroll link, bank link, or uploaded pay stubs/statements).
- Rental history information (we may contact prior landlords).
Processing Timeline
- Applications are typically processed within 3–5 business days once all documentation is received.
- Submission of an application does not guarantee approval.
Resident Benefits Package
- All leases require enrollment in our Resident Benefits Package at $35.95/month (includes renter’s insurance, credit building, and other services).
Non-Refundable Fee Policy
Application fees are non-refundable under any circumstance, including if your application is denied. Applications are reviewed based on our published criteria and other factors evaluated through our screening process. Applicants are responsible for ensuring they meet general qualifications before applying.
